Landlord Services and Fees

Discounts may be available for certain high value properties or landlords with multiple properties.

Management Service:

Setup Fee: 75%+vat (90%) of the 1st month’s rent, payable each time the property is let

Market Appraisal of your property; high quality photos, particulars and measurements; advertising on Rightmove, Zoopla and our own website; To Let board; qualification of applicants and unlimited accompanied viewings; preparation of Tenancy Agreement and negotiation of terms; arranging compliance matters e.g. EPC, Gas, Electrical checks if required; protection of tenant’s deposit with the Deposit Protection Service; follow up check upon expiry of tenant’s Right to Rent; check-in of the tenant including Property Condition Report and digital photo Inventory (approximately 200 condition photos); reading of meters and notifying utility providers; check out of the tenant

Referencing Fee: £275+vat (£330) deducted from the 1st month’s rent, payable each time the property is let

Following the government ban on charging tenant fees effective 1st June 2019, this is for referencing your tenants including immigration status and right to rent checks, anti-money laundering/residency/credit and fraud checks, employer/prior landlord references, contract negotiation and handling all pre tenancy enquiries from your tenants

Monthly Fee: 8%+vat (9.6%) of the monthly rent, deducted from the rent, payable monthly in advance

Managing all tenant calls and issues during the tenancy; arranging maintenance repairs and instructing contractors; collection and payment of rent; pursuing non-payment of rent and providing advice on legal action;

3 inspection visits to the property per year and reporting to you; providing Monthly Rent and Annual Self-Assessment Tax Statements

Letting Only Service:

Setup Fee: 90%+vat (108%) of the 1st month’s rent, payable each time the property is let

Market Appraisal of your property; high quality photos, particulars and measurements; advertising on Rightmove, Zoopla and our own website; To Let board; qualification of applicants and unlimited accompanied viewings; preparation of Tenancy Agreement and negotiation of terms; arranging compliance matters e.g. EPC, Gas, Electrical checks if required; check-in of the tenant (does not include Property Condition Report or digital photo inventory, which can be added for £125+vat (£150) if required); protection of tenant’s deposit with the Deposit Protection Service

Future Fees (if and when applicable)

Fixed term tenancy contract renewal fee : £150+vat (£180)

Payable only if you require us to negotiate, amend and arrange the signing of a new fixed term tenancy agreement with your current tenants

Insurance Claim fee – £100+vat (£120)

If we are required to assist with an insurance claim on your behalf e.g. to obtain estimates for repairs and arrange any remedial work (Management Service only)

Waiting at property fee – £25+vat (£30) per hour or part thereof

If you require us to use your contractors who are unable to collect keys from our office or unable to give a specific time of call (e.g. British Gas Homecare/Homeserve) we can attend the property for a fee (Management Service only)
