Landlord Services and Fees

Discounts may be available for certain high value properties or landlords with multiple properties.

Management Service

Setup Fee: 75%+vat (90%) of the 1st month’s rent (subject to a minimum fee of £500) payable each time the property requires re-letting
Monthly Fee: 10%+vat (12%) of the monthly rent, payable monthly in advance
Free Market Appraisal of your property
Advice on refurbishment
Provide guidance on compliance with statutory provisions and letting consents
Take professional quality photos, full particulars and measurements
Advertise your property on Rightmove and Zoopla, plus our website
Erect a To Let board at the property
Initial qualification of applicants over the phone
Unlimited accompanied viewings
Comprehensive 3rd Party referencing of tenant and right to rent checks (tenant pays)
Preparation of Tenancy Agreement and agreeing terms
Arrangement of EPC, Gas and Electrical safety checks if required (see Additional Services below)
Check-in of the tenant
Protection of tenant’s deposit with the DPS Protection of tenant’s deposit with the DPS
Follow up check upon expiry of tenant’s right to rent in the UK
Digital Photo Inventory (approximately 200 photos showing the starting condition)
Reading of meters and notifying utility providers
Manage all tenant calls and problems
Arrange maintenance repairs and instruct approved contractors, obtain quotes where necessary
Collection and payment of rent
Pursue any non-payment of rent and provide advice on rent arrears actions
Carry out 3 regular inspection visits to the property per year and provide landlord with reports
Provide Monthly Rent and Annual Self-Assessment Tax Statements
Carry out annual rent review and advise landlord and negotiate with tenant
Check-Out of the tenant (tenant pays)

Letting Only Service

Additional Fees (if applicable)

Fixed term tenancy contract renewal fee – £90 (£75+vat)
£180 (£150+vat) split equally between Tenant and Landlord for contract negotiation, amending and arranging the signing of a new tenancy agreement

Court Appearance fee – £180 (£150+vat)
If we are required to attend court and/or subsequently attend a Court Bailiff appointment on your behalf

Insurance Claim fee – £120 (£100+vat)
If required to assist with an insurance claim on your behalf 

Management during void period fee – per visit charge of £36 (£30+vat) or per month charge of £60 (£50+vat)
If required we are able to carry out property visits during void periods

Waiting at property fee – £30 (£25+vat) per hour or part thereof
If we have to use a contractor who is unable to collect keys from our office or is unable to give a specific time of call (e.g. British Gas Homecare Policy/Homeserve Policy) we can attend the property for a fee
