How do you sell your home in a slow market?

The national housing market currently paints a rather dull picture.  Combining the prospect of “a few interest rate rises over the next few years” according to the Bank of England and the political and economic uncertainty of the ongoing Brexit negotiations and we’re left with a subdued and challenging housing market in need of some direction.

What impact is this having on our local market here in Billericay?
Well, if you’re in the process of searching the portals for your new home, you will have undoubtedly noticed that properties are sitting on the market for much longer than in recent years and quite a large proportion of these have been reduced in price.

Whilst buyer demand is out there, it is limited and many would-be-buyers are simply sitting on the side lines, watching and waiting, this is not only true of first time buyers, but also those who haven’t yet put their house on the market for fear of not being able to find anything, which itself becomes a vicious circle. There is also a gap in expectations currently between what vendors may be prepared to sell for and what buyers are prepared to pay.

So what can you do if you’re thinking of selling or are already on the market and you’re not getting as much interest as you would like?
Firstly it’s vital to set the price of your property correctly at the outset and to instruct an agent who has their finger on the pulse in terms of what buyers will pay and who will be completely honest to explain how you stand the best chance of achieving your goals. It may be tempting to instruct the agent who gives you the highest and most flattering valuation, but this could quite easily lead to your property becoming one of those just sitting on the market and going stale.
