The agent should discuss both the landlord and tenant’s rights and responsibilities and should also clearly explain the way in which tenants are sourced and referenced and provide details of how deposits and client monies are protected.
A good agent will arrange to transfer the utilities to the new tenant and then go on to provide regular inspection visits during the course of the tenancy with a system in place covering maintenance and repairs, non-payment of rent, effective eviction and tenant replacement.
